On February 16, 2010, Ashford Hospitality Trust, Inc. (the Company) issued a press release
announcing the completion of the previously disclosed discounted payoff of its $33.6 million
mezzanine loan secured by the interests in the Ritz-Carlton hotel property in Key Biscayne, FL. The
press release is attached hereto as Exhibit 99.1.
