Rare Two-Bed Home in Dubai’s Emirates Hills Sells for Record Price

A property that sold recently in Dubai’s prestigious Emirates Hills neighborhood holds the dual distinction of being the most expensive home in its enclave to sell this year and the most expensive one of its type ever sold. The property is part of the Montgomerie Maisonettes, a limited collection of townhouses located alongside the renowned Montgomerie Golf Club. Georgia Peacock, a Senior Private Client Advisor at award-winning Dubai brokerage Luxury Property, had listed the home and sold it last month.

“This is an extremely rare type of property and sold at an incredible price given its specs,” says Georgia of the sale. “The Maisonettes are typically three-bedroom units, but this was converted into a two-bed by the owners so they would have more living space. It has a unique layout and is an ideal choice for smaller families who are looking to live in one of the city’s best neighborhoods.”

Properties in Emirates Hills do not come to the open market very often. Because of the high levels of privacy that most residents prefer, transactions tend to happen confidentially. The Montgomerie Maisonettes are primarily occupied by end users who are there for the long term, which makes them a rarity in the sales market. And finding a home of this caliber is even rarer.

“The entire property was completely redone with brand new finishes and furniture. It looks absolutely stunning and for a two-bed, you definitely could not find a better option anywhere else in the city,” adds Georgia. “The interiors were designed by 1508 London and styled by BW Interiors, featuring branded furnishings, as well as kitchen appliances by Gaggenau and Dornbracht. It’s a level of design that is well beyond what you would expect from a townhouse.”

Designer homes continue to be a strong trend in Dubai, offering buyers the opportunity to own a property that has a distinct aesthetic. A home with designer upgrades, whether it’s an apartment or a villa, can command significant premiums – for the right buyer, price is no object.

Georgia, who has a keen eye for design herself, tends to naturally gravitate towards properties that offer a unique design proposition. Aside from the Montgomerie Maisonettes, she is currently listing a few villas on the iconic Palm Jumeirah, including another limited townhouse collection at Palma Residences and a custom-designed villa on one of the exclusive Palm fronds. She has also been closely involved in the design process for these homes, so selling them has both personal and professional significance.

Mark Castley, CEO of Luxury Property, believes that it’s essential for sellers to invest in upgrading their homes. “With the sort of demand that we are seeing for upgraded properties, and especially those that are turnkey, sellers can easily recoup what they have spent on renovation and make a tidy profit. Upgrades also help a property to stand out from others like it and to immediately get the attention of interested buyers.”

Emirates Hills remains a highly sought-after neighborhood for those seeking a luxury home in Dubai. The community has had some of the most expensive villa listings and sales in the past few years. While the Montgomerie Maisonettes may not be in the same price bracket as some of the community’s pricier homes, it has still managed to set some records of its own.
