SDS Capital Group Continues to Launch and Manage Impact Investment Funds

Los Angeles, CA - For more than two decades, SDS Capital Group has launched and managed different impact investment funds across the country. Today, the firm has a $1 billion portfolio in different funds/products that aim to alleviate poverty in low-income communities.

Even with the SDS Capital Group’s passion for promoting economic mobility in those communities, they understand their unique position as stewards of their investors' capital. So, the firm continually does due diligence and implements best practices for originations, asset management, and underwriting. 

One of the firm’s impact funds is the SDS Supportive Housing Fund, which seeks to finance housing projects for persons experiencing homelessness. This innovative product uses market-rate private equity and no taxpayer money to pay for all the costs of buying land and building homes. Additionally, the homes are developed for a third of the cost and are built three times faster than homeless housing in the state.

Another fund is the American South Real Estate Fund. The product, available in 10 states (AL, AR, FL, GA, LA, MS, NC, SC, TN, & TX), seeks to invest in various property projects in emerging urban communities. Developers in secondary markets with growth and strong redevelopment potential can also access the fund.

Additionally, the firm has a National New Market Fund, curated for markets with an average poverty rate of 35%. The social impact investing fund focuses on rural and urban manufacturers, especially in the South and Great Lakes regions. The 49 investments it currently funds are mainly in manufacturing, education, health, and nonprofit services. 

SDS Capital Group has a similar product - the Develop Michigan Real Estate Fund. The $60 million fund seeks to provide equity, preferred equity, and mezzanine debt, which is a mix of debt and equity. So far, the firm has invested in 23 projects across Michigan, with nine in Detroit. The firm also has a Sustainable Community Fund, which provides loans to small and micro-businesses in low-income and distressed communities. 

SDS Capital Group has financed over 5,500 affordable and supportive housing units through these curated funds and products and created over 24,000 jobs.
